The project consists of the rehabilitation of a historic two story structure on the corner of 14th and F Street and the construction of a new complimentary addition to the North. The historic portion intends to restore its Façade back to its original design while the new building is designed to contrast yet be sympathetic to the historic building. It does this by repeating the rhythm of the columns and horizontal lines of the older building while it also creates a clear distinction from the old by using bold new materials and colors indicative of the vibrant new use to be housed within. The bold colors of the façade and interior have been chosen to highlight the life and energy that you find with the age group of K-8, providing a welcome addition to the vibrant and eclectic East Village.
This 6-story, 12-unit mixed-use apartment project is set to begin construction shortly. This project is a prototype for the Pre-Form system. This prototype will simulate Edge and Infill Pre-Form placement, as well as podium, interstitial, and top-floor conditions. It will furthermore test both square and circular column design methods and 1 & 2 module floor plan connections. Any condition that could be seen in a high-rise building will be tested and verified with the construction of this prototype.
This 2.23 acre property is located west of I-5 in Carlsbad Village, Carlsbad’s most dynamic, active and urban neighborhoods. It’s a smart growth target location and is walking distance to public transportation, the beach, and employment. The project seeks to add a much needed housing component to this neighborhood.

The bubbly green J&I sign creates a beacon for travelers down Kettner Blvd. The Croation castle inspired exterior finish adds texture and refinement to the Little Italy streetscape. Transformation of existing industrial metal warehouse building into kitchen and outdoor patio for a new SoCal patio dining concept. The new fast-casual dining concept by Michael Rosen, Richard Blais, and Jon Sloan features an innovative chicken and egg menu and casual outdoor dining environment. The existing metal shed houses the kitchen. A new shed structure covers the new outdoor/indoor bar and semi-enclosed “Living Room”, featuring an open flame fireplace and multi-screen LCD TV. The outdoor dining features a new semi-enclosed trellis, firepit, tree-counter bar-top, and bocce ball court.
